1.         Estheticon Projectadvise (1996-2008)

The core businesses of Estheticon are spatial economy, feasibility analysis, financial control, planning, fundraising and financing, risk management, development strategy, negotiation processes, contract preparations (non-juridical), and overall project management. All in the field of real estate and area development. About 90% of our activities are contracted with the government on a local, a regional and a national level; mostly on a local level (city). The projects we do include new area development as well as inner-city regeneration projects. As a bureau we do some R&D on “water development” (in coll. with DEFACTO urban planning), the “second ground level development” (with S333 in COAR) and creative economy vs. city development (coll. with the Creative City Foundation Groningen). Our international acquisitions are from recent date and now starting in the UK.

Example projects:

Ter Borch, Groningen, The Netherlands: New development area with ecology zones next to the city of Groningen: 1250 houses and 165.000 sqm commercial and office space. City development budget app. 150 mio euro, external real estate investments app. 500 mio euro. The project started in 1998 and will go on until 2018. As a contractor in an European tender we have a long term relationship with our principal. Supplied services: spatial economy, feasibility analysis, financial control, planning, fundraising and financing, risk management, development strategy, negotiation processes, contract preparations (non-juridical).

Regeneration Delfzijl, Groningen, The Netherlands: Regeneration project of an industrial harbour city with social and economic issues: demolition of 1500 houses, rebuilding of 750 houses and 150.000 sqm commercial space. City development budget app. 100 mio euro, external real estate investments app. 600 mio euro. The project started in 2001 and will go on until 2030. As a subcontractor in a PPP we have a long term relationship with our principal. Supplied services: spatial economy, feasibility analysis, financial control, planning, fundraising and financing, risk management, development strategy, negotiation processes, contract preparations (non-juridical).

Incubator development Bloemsingel, Groningen, The Netherlands: Reconstruction of an old science lab into an incubator for the creative economy: app. 9.000 sqm floor space and an investment off app. 5 mio euro and a yearly exploitation of app. 500.000,- euro in real-estate and 250.000,- euro in services for the creative economy. This project is being realised at this moment (2007). Supplied services: spatial economy, feasibility analysis and a set-up for a company plan for the Bloemsingel Foundation.

Area incubator Creative City Foundation, Groningen, The Netherlands: regeneration project in the creative quarter of the city: Ebbingequarter. A ‘software’ projects generator for creative economy within an urban regeneration environment. Supplied services: co-writing on a business plan.

Personal qualities lie in the strategic project approach in the first stages of development until things will be in motion and more or less self-supporting. I operate as manager for projects and as general director to the company. The management-team further exist of an financial director (ing. R. Anedda).

Estheticon is a commercial company which operates within the normal boundaries of advisory work.  All activities can be offered under standard conditions (unified standard conditions RVOI 2001)

2.        The City On A Roof Foundation (COAR, 2005-2008)

This Foundation is a platform and laboratory for new styles of city development and regeneration. Not only as an urban development platform but even more as an cultural-economical development platform. City on a roof is both a metaphor and a real search for rooftop development in all kinds of ways. The platform is funded by national and local government and has realized an experimental project in 2006, incubated a series of workshops in 2007 and initiated a European project between Hamburg, Groningen and Tallinn. The goal is to spread a city-on-a-roof-kind of thinking among all possible partners in Europe and to have an European manifestation with sustainable city development and cultural anchorage within the cities of at least Hamburg, Tallinn and Groningen in 2010-2011. Estheticon collaborates with S333 Architecture + Urbanism, SilverRoom and Pavlov MediaLab for this initiative. The Foundation has an average yearly budget of app. 50.000 euro which has to be applied for every year (no sustainable funding).

Personal tasks within this initiative are: member of the board (unpaid) and project manager (partly paid).

Activities within the boundaries of the COAR goals can be limited funded and depend on the budget forecast. The budget for 2008 has limited resources for visits to Hamburg and Tallinn, for some organisational support to the Camping On A Roof project, for making plans for the big manifestation in 2010/2011 in Groningen and has set a goal to get funding for a COAR workshop in Tallinn (no budget yet).

3.        The SilverRoom Foundation (incubator, 2003-2008)

The Silverroom Foundation provides affordable office space for start-ups within the creative economy within the PuddingFactory incubator. The foundation manages 350 sqm which will be upgraded with 200 sqm in the oncoming 2 years. The yearly budget is app. 40.000 euro. Next to that the foundation organises projects and funding and has just began research on international exchange possibilities.

Personal task: chairman of the board (unpaid).

There is no standard budget for new activities. Budget has to be created based on a project.

4.        The PuddingFactory Union (2005-2008)

The PuddingFactory Union is the networking community in and around the PuddingFactory incubator. The Union has no standard budget but activities are supported by all the members of the community.

Personal task: member of the board.

There is no standard budget for new activities. Budget has to be created based on a project.

5.        Guardia Productions (2006-2008)

Guardia produces cultural events, theatre, film, video and manages lots of projects within these fields.

Personal task: silent partner in anticipation on a grand scale motion picture development in the nothern parts of the Netherlands.
Guardia is a commercial company within the cultural/creative field.
